UKAA BTR Expo 2022: Bigger, Bolder, Better

 

After the trials and tribulations of the past couple of years, the buzz of hosting the UK’s largest ever dedicated Build to Rent (BtR) event was simply fantastic. On 28th April, 755 industry professionals joined together to focus their attention on the future of BtR.

 

The unique Reverse Trade Show that kicked off the event held at the impressive Business Design Centre in north London, was bigger than ever before with 14 owners/operators meeting with 47 exhibitors. The universal feedback was that there were some excellent conversations going on, with all the right people in the room. The energy was outstanding, while the scent pods provided by White Circle provided a lovely uplifting atmosphere.

 

Throughout the day, 13 thought-provoking sessions covered a wide range of topics, with the Expo’s three parallel stages hosting presentations, breakout sessions, workshops and silent theatre talks. Particular highlights included discussions around:

 

  • Customer experience, putting the renter first
  • The role of data from sustainability certifications in reaching net zero and ESG goals
  • Which services and products BtR residents value the most
  • The UK rental market: what’s changed and where are we heading?
  • Best practice: delivering a superior customer experience
  • Proven concepts for enhancing net operating income

 

The fresco from Aster Muro – A Guiding Light – was also a memorable highlight. The painting is to be donated to one of LandAid’s charities, St Christopher’s Fellowship, which works across the UK providing children’s homes, supported housing, fostering and specialist support services for young people in care, on the edge of care or leaving care.

Of course, the launch of the UKAA Best Practice Guide was another key element of the Expo, as was the chance to say farewell to outgoing CEO Dave Butler, who steps down at the end of this month. What a warm and fitting send-off.

 

As ever, there are things that we will be seeking to improve before the next Expo, but the bar has certainly been set high by this event. We look forward to the challenge of delivering an even more impressive Expo in 2023.   • 10:45 - 11:20 Customer experience…putting the renter first

    The journey into rental living for a renter has fallen behind other parts of the new homes industry and with the growing BTR sector it deserves to be treated the same. At Focus XP our role within that is to provide renters the best customer experience possible in the physical environment when they are searching for a new home.
    Through data and insights, working with specialists in the Focus Group, we can identify the audience and tailor the experience to match renters styles, wants and needs whilst delivering a consistent approach for BTR operators. Our team of interior and technical designers can provide a journey that starts with the first time a renter visits a site whether that be to an office space, a sales space on or off site, through to when they live there and they enjoy the community spaces, gyms, studios, co-work lounges and roof terraces.
    If we put the renters customer experience first we give ourselves the best chance to recruit them to live at our development, as well as retain them to renew.
    This is one part of a renters overall customer experience – from first enquiry to moving in – and so it needs to be considered and planned for, not just a function or formality.

    Merilee Karr is the Founder of TrustedStays – an award-winning industry platform for corporate and government stays backed by the UK Apartment Association (UKAA) and the Short-Term Accommodation Association (STAA). TrustedStays brings together property owners and operators of accredited accommodation under one umbrella providing a flexible rental booking platform with unique access to corporate and government bookings via the website and through the Global Distribution System (GDS). It is the first organisation across our industries to win a government RFP and to build into the GDS, opening up new opportunities for companies in our industries as well as the corporates who want to access this flexible, high-quality accommodation for their employees.

    As the elected Chairman for the UK industry body, the Short-Term Accommodation Association, she is passionate about helping professionalize and grow the industry in the most responsible way. Merilee has worked with UK and EU governments on regulatory policies, is a regular industry expert the BBC and other media and has been recognized by JP Morgan’s Top Female Powered Companies and Estates Gazette, and the Business Woman of the Year in 2019.

     

     

    John Severino, Country Manager, UK at GuestReady Group

    John is the UK Country Manager for GuestReady, a leading proptech company in Europe and the Middle East. GuestReady helps owners manage their short and mid-term rentals on various online platforms. John oversees the market’s operations and business development. Originally from Toronto, Canada, John has over 10 years experience in sales, licensing, client management and brand development. He has worked in several industries including travel, tech and music, working for international companies like Universal Music Canada, where he spearheaded many of the market’s brand licensing projects. John is an alumnus of York University, Seneca College and OCAD University.

    James Brown, Market Director at UnderTheDoormat

    James Brown is an experienced Hospitality manager with over 10 years’ experience in everything from restaurants to 5 star Hotels. He has spent the past 3 years as the Operations Director for UnderTheDoormat London and is responsible for managing both the property owner and end to end guest experience for the UnderTheDoormat portfolio which includes individual private homeowners and business to business partner companies. He is passionate about sustainability and adhering to the highest industry standards, having led UnderTheDoormat to be the first company in the UK in our sector to be awarded Quality in Tourism accreditation. He is also a musician and enjoys listening and playing all kinds of music from classic rock ‘n roll to funk.

     


    Freya Richard, Director of Operations and leasing at Vertus

    Freya joined Canary Wharf Group in 2019 following seven years at Knight Franks’ Head office in London. Having started her career in Residential Leasehold Management working on portfolios such as Church Commissioners and The Wellcome Trust, Freya then moved over to set up a new department within the Residential division, focusing on management of Residential Portfolios in offshore Trust structures. During this time she set up all operational & Letting functions of the business including the implementation of centralised Lettings & Property Management systems, and then subsequently oversaw the growth of the department into the Build to Rent sector, Estates, and Distressed Portfolios working with clients such as Greystar, Kennedy Wilson, Essential Living, Urbanest & A2 Dominion. This included launch & lease ups of buildings such as Pinnacle Tower, Exchange Gardens, Nine Elms Point, & Camley Street.
