The UKAA alongside Quod would like to invite you to our next roundtable discussing Discount Market Rent – the practicalities of letting, nominations and monitoring. This will be presented by Chris Wheaton, Quod Director.
Many Build to Rent schemes now preparing for letting up include a proportion of affordable homes as Discount Market Rent (also known as Intermediate Rent, Living Rent or Affordable Private Rent). These homes could provide an important new source of affordable homes, particularly for groups with modest to average incomes such as keyworkers who often struggle to access traditional social rented housing.
Due to the relative novelty of DMR, Section 106 agreements often include limited details on letting issues and there are few precedents to draw on. Councils and Operators are therefore starting to grapple with the practicalities of letting these affordable homes.
This event will bring experience from the public and private sector to review the issues involved, including:
• Eligibility – what criteria should be applied to determine eligibility
• Nominations – how should affordable residents be identified and from which housing list
• Lettings – key tenancy provisions and differences to market rent
• Rents – rent setting and inflation
• Monitoring – reporting and compliance over time
Chris will draw on case studies to show challenges and pitfalls together with options to achieve effective solutions.
